The real estate firm aims to automate all processes for the management to focus on growth

While digital transformation has disrupted almost every type of business, the real estate sector has been traditionally slow to move. However, Gurgaon-based real estate firm, M3M India had adopted technology early on in a bid to stay ahead of the curve.
Navneet Jain, CIO, M3M, is a man with a vision. He has implemented various new processes in the organisation to improve efficiency across all the verticals. For the past several years, M3M has stopped investing into any on-premise solution and has shifted completely to Cloud.
“As the CIO, it feels great to see that our organisation leads the digital race vis-à-vis other real estate firms. We plan to automate every process in the organisation at the earliest,” says Jain, adding the company aims to provide technological advantage to the management which will help them run the organisation in an “auto pilot” mode when the management is not spending too much time in resolving day-to-day issues but is more focussed on growth.
Talking about the challenges in this sector, Jain puts in that developers traditionally struggle to deliver the projects to customers on time and this is primarily due to higher costs and timelines for construction as envisaged/ planned at the time of the launch of a project. Multiple factors contribute towards the deviation in costs and timelines including market conditions, raw material cost, manpower cost and regulations. It takes around three years for a project to get complete which is a long time as compared to the other industries. So, the impact of these factors need to be taken care at the time of conceiving the project. Hence, it is important to adopt technology to overcome these challenges.
Jain disclosed that he created about 20 applications from Visitor Management System (VMS) to land management to online approval to help the company complete and deliver its real estate projects to its customers on time.
For example, in real estate sector, it is extremely important to capture the information of the prospects and the visitors of the organisation and hence, the company has implemented VMS with the goal that the time spent by each employee in meeting partners, prospects and other visitors is maintained digitally and is available for reference at any point of time. It also is a pleasing experience for all the visitors who save time in writing details manually in registers. At present, M3M has more than 55,000 visits recorded in the system along with all the details of the visitors.
Another important aspect is land. The company's land management application provides easy and quick access to land details in terms of documents related to transactions of sale-purchase, transfer, acquisition, location (state, zone, district, city, sector and village) and several other parameters. The application is integrated with AutoCAD drawings and google maps for the overview of the land.
Similarly, an application maintains details of all the legal cases, online approval for the workflow approval that takes care of data security and fraud and DMS which stores over five million paperless documents related to all the functions in the organisation covering almost all the transactions.
Jain adds that while all the applications were developed for different verticals, it was necessary to ensure all these verticals / departments collaborated and communicated with each other.“We started working on intranet using SharePoint. More than 50 features were created like news, chairman's message, new recruits, calendar, birthdays, workflow, document sharing, resource booking, requests and complaints and departmental pages,” he puts in, adding the portal is, at present, being upgraded with the latest and best technology.
